Background

Liberty Properties Plc, following a successful project with Ceredigion County Council in Aberystwyth was asked to assist in bringing forward development at Bath House Road.

This site had been allocated in their Development Plan as Policy M1: mixed use development, Policy T1: a requirement for a link from Pendre (town centre), through Bath House in to Gwbert Road, Policy RES1: residential development linking in to the town centre.

Scheme Proposal

After securing the appropriate planning consents, the foodstore site was sold to Sainsbury’s Supermarkets Limited.

Role

Liberty prepared a Masterplan for the site and undertook public consultation.

Following this, Liberty assembled a privately owned, 35 acre site on the edge of Cardigan town centre and promoted a Masterplan application through the planning process, securing consent for:

  • New £4 million link road from Pendre to Gwbert Road, satisfying Policy M1
  • 48 sheltered housing accommodation units
  • 30,000 sq ft hospital centre
  • 50,000 sq ft food store
  • 20,000 sq ft open A1, non food retail
