Retail redevelopment of brownfield site and former Alstom factory.

Background

Liberty identified the site as one capable of accommodating latent non-food, bulky goods requirements in the town.

The site comprised the Alstom Works, extending to 17 acres and there was a requirement from the business to improve the access in to the site, so that large trailers carrying generators could access and egress the site, without difficulty or impact on the highway network.

There was a requirement to reorganise the accommodation requirement, to improve internal efficiency and orientation.

Scheme Proposal

The retail element is now fully let to national retailers:

The leisure element has lettings to:

  • KFC
  • Pizza Hut
  • Frankie & Benny’s – Standalone Unit

This is a prime example of Brownfield Regeneration of a redundant employment site in partnership with landowners Alstom.

Role

Liberty prepared a Masterplan for the site and coordinated all planning works in both promoting non-food retail, leisure, office and industrial, together with residential.

The Masterplan was prepared and Liberty was responsible for procuring planning application and coordinating infrastructure works, to open up strategic development sites, which were then, in partnership with the vendor, disposed of.

Liberty developed the 100,000 sq ft Hough Retail Park and Hough Leisure Park and this has been retained within its investment portfolio.
